When you consider the lot of land that you would build a modular home on there are many factors to consider. These factors can have an impact on the cost of building your new home.

When determining your building budget, consider these cost affecting factors:

Costs for clearing the land
Will the soil support a septic design if required?
Have perk tests been preformed already?
Has a septic design been drawn and approved for the proposed site?
Is there town sewer that will require a connection?
Does the property have ledge that will require blasting?
Does the topography (grade) of the land increase drainage problems?

Are utility connections possible with this lot?
Is municipal water supply available?
What is the distance that will be needed for a driveway?
Does the particular city/town charge a impact fee for municipal services?
What are the towns permitting fees?
What is the zoning for the lot and surrounding area?
What are the towns set back requirements?

You should always consult with your contractor, utility, town officials and any other pertinent professionals to correctly determine the impact of any of these (and other) factors that can alter your building budget.
